Tips for Managing the Booking Calendar for Vacation Home Owners
An up-to-date booking calendar prevents double bookings. To keep it that way, Terra Mia Immobiliare reads the calendars of your other platforms (Airbnb, Booking.com, Vrbo, FeWo-direkt or any portal that offers an iCal link) and shows every booking for your property in one calendar. In the other direction, a single link is enough: it sends bookings made through Terra Mia Immobiliare and the dates you have blocked to every platform where you add it. Below you will find the setup for both directions, step by step.
How do I connect my Airbnb calendar to Terra Mia Immobiliare?
The connection runs in two directions. You set up each one once; after that, the calendars update automatically.
From Airbnb to Terra Mia Immobiliare
- On Airbnb, open your calendar and select the property.
- Under “Availability” → “Connect calendars,” copy the Airbnb calendar link. It ends in .ics.
- In your owner area, open the listing, go to the “Calendar sync” step, paste the link and choose “Airbnb” as the platform.
From Terra Mia Immobiliare to Airbnb
- In the same step, copy your property’s export link.
- On Airbnb, under “Availability” → “Connect calendars,” import another calendar, paste the link and give it a name, such as “Terra Mia Immobiliare.”
Airbnb renames menu items from time to time. Airbnb’s help article “Sync your Airbnb calendar to other websites” always describes the current path.
How do I connect my Booking.com calendar to Terra Mia Immobiliare?
On Booking.com, both directions are set up in the extranet, in your property’s calendar under “Sync calendars.”
From Booking.com to Terra Mia Immobiliare
- In the extranet, open “Rates & Availability” → “Calendar” (or “Calendar & pricing,” depending on your view) and choose “Sync calendars.”
- Copy the export link. In the export options, select booked and closed dates so that the dates you close on Booking.com come through as well.
- In your Terra Mia Immobiliare owner area, go to the “Calendar sync” step, paste the link and choose “Booking.com” as the platform.
From Terra Mia Immobiliare to Booking.com
- Copy your property’s export link in the “Calendar sync” step.
- On Booking.com, import a calendar under “Sync calendars” and paste the link.
Booking.com does not show this section the same way in every account. If you cannot find it, Booking.com’s partner support can help.
How do I connect Vrbo or FeWo-direkt?
On Vrbo and FeWo-direkt, both directions are in your property’s calendar under “Import & export.”
- To Terra Mia Immobiliare: choose “Export calendar,” leave out tentative reservations, copy the link and paste it in the “Calendar sync” step with “FeWo-direkt” as the platform.
- From Terra Mia Immobiliare: choose “Import calendar” and paste your property’s export link.
Menu names can differ from account to account. Vrbo’s help describes the current path.
Does this also work with Google Calendar and other portals?
Yes. Terra Mia Immobiliare reads any calendar that provides an iCal link, meaning an address that ends in .ics. When you paste it, choose “Other” as the platform.
- Google Calendar: the calendar’s settings list a “Secret address in iCal format.” Paste that link into the “Calendar sync” step. For the other direction, add your property’s export link in Google Calendar under “Other calendars” → “From URL.” Google refreshes subscribed calendars on its own schedule, often only after several hours; Google Calendar’s help describes the current labels.
- Other portals and channel managers: the import and export addresses are usually in the calendar or sync settings.
Which dates does the Terra Mia Immobiliare link pass on to the portals?
The export link contains bookings made through Terra Mia Immobiliare and the dates you block in the calendar yourself. Dates that Terra Mia Immobiliare reads from Airbnb, Booking.com or any other portal are not passed on. That is why you can add the same link to every portal: no portal ever receives its own bookings back.
If you also want Airbnb and Booking.com to update each other, connect those two portals directly, the same way as described in the questions above.
How quickly do the calendars update, and what happens with a double booking?
Terra Mia Immobiliare reads the connected calendars every three hours. Each portal decides for itself when it fetches the Terra Mia Immobiliare link; with the large portals, several hours often pass in between. For that reason, iCal cannot rule out a double booking completely.
If dates from a portal overlap a booking made through Terra Mia Immobiliare, the system detects the overlap: Terra Mia Immobiliare is notified, and it shows up as an open task in your owner area.
Under the mediation terms, bookings from other sources must be blocked in the calendar within 24 hours. A connected calendar helps with that: as long as the connection works, Terra Mia Immobiliare picks up that portal’s dates every three hours. You block bookings from sources without a connection in the calendar yourself.
What data is transferred?
The Terra Mia Immobiliare export link contains only dates: from when to when a property is booked, without prices, names or guest contact details. From the portals’ calendars, Terra Mia Immobiliare takes the booked dates and the title the portal gives each entry. iCal does not carry prices, so you keep managing prices and conditions on each platform yourself.
