Register and create your listing
You register and create the listing with photos, details, prices and calendar, or Terra Mia Immobiliare creates it together with you. A calendar from Airbnb, Booking.com or another portal syncs via iCal.

Texts in three languages, promotion across the portal network
From your details and photos, Terra Mia Immobiliare writes the description in German, English and Italian and reviews the listing editorially before it goes live. It appears on ferienhaussizilien.de, sicily.vacations and casevacanzasicilia.it and is promoted on social networks and search engines.

Inquiries and booking confirmation
Terra Mia Immobiliare answers the guests' inquiries and advises them. For each booking, Terra Mia Immobiliare agrees on the booking confirmation with you: travel dates, total price, payment schedule and cancellation terms. It goes to the guest as your offer, and you hold the dates for 7 days.

The guest pays you
The guest transfers the 25% down payment to your account. Once it arrives, the rental contract between you and the guest is in place. You confirm receipt, and the commission invoice follows, payable within 7 days. The guest pays the balance no later than 21 days before arrival, also to you.
What the mediation costs
Terra Mia Immobiliare earns only on bookings that turn into a rental contract. The rate is 16% and the same for every host. There is no base fee and no fixed cost.
Basis
The total price the guest pays you for the stay, including final cleaning and other booked services. Tourist tax, electricity, water, gas, heating, air conditioning and the security deposit are not part of it.
When it is due
Only when the rental contract comes about, that is, when the down payment reaches you on time. If it never arrives, there is no invoice. If the guest cancels later, the commission remains due, and the cancellation fee is yours.
VAT
Without a verified VAT number, Italian VAT (IVA) of 22% is added, on the commission only, never on the rent. With a verified number from an EU country other than Germany, such as an Italian partita IVA, the reverse-charge procedure applies; with a German number, 19% German VAT.

Terra Mia Immobiliare works by phone, email and messenger and provides no on-site services. Whatever happens at the house is up to you.

Where your home appears
Your listing appears on three portals, one per language: ferienhaussizilien.de for German-speaking guests, sicily.vacations for English-speaking guests and casevacanzasicilia.it for Italian-speaking guests. The listing also reaches travel guide pages, social networks and, where it fits, partner portals.
From 2021 to 2025, 9 out of 10 guests who booked through Terra Mia Immobiliare came from Germany, Austria and Switzerland.
On October 29, 2026, the network showed 94 vacation homes with seasonal prices. For two guests, the median was €129 a night over the year and €230 in August.
The mediation terms in brief
- The contract runs for an indefinite period with no minimum term. Either side can terminate with one month's notice, at least 30 days, to the end of a month, by email to info@terra-mia.immo.
- Bookings made before termination remain valid, and so does the commission on them.
- The rental contract is concluded only between you and the guest. Terra Mia Immobiliare is not a party to it and not a tour operator.
- Terra Mia Immobiliare accepts no money from guests and is neither a paying agent nor a trustee.
- You can keep renting out your home elsewhere. Enter bookings from other sources in the calendar within 24 hours.
- Terra Mia Immobiliare uses your photos and texts for your listing only while the contract runs; the rights to your content stay with you.
- The order of the listings is calculated daily from published criteria, including inquiries, bookings, reviews and how complete the listing is. Payment currently has no influence on it.
Frequently asked questions
What does it cost to rent out my vacation home through Terra Mia Immobiliare?
Only when a booking comes about: 16% of the total price the guest pays you, including final cleaning; tourist tax, utilities and the security deposit do not count. VAT is added according to your tax status; without a VAT number, that is Italian IVA of 22%. Registration and the listing cost nothing.
Do I pay anything if no booking comes about?
No. There is no base fee and no monthly fee. Commission arises only when the guest's down payment reaches you on time.
Does the guest's money go through Terra Mia Immobiliare?
No. The down payment and the balance go straight to your account. Terra Mia Immobiliare invoices you only for the commission, once you have confirmed that the down payment arrived.
I don't live in Sicily. Can I still rent out my vacation home?
Yes, the mediation runs by phone, email and messenger. Terra Mia Immobiliare provides no on-site services: you arrange the welcome, key handover and cleaning yourself or with someone you trust in Sicily.
Can I keep offering my home on other portals?
Yes. Keep the calendar current and block bookings from other sources within 24 hours. Calendars from Airbnb, Booking.com and other portals sync via iCal, and you can export your home's calendar the same way.
How long am I locked in?
There is no minimum term: you can terminate by email with one month's notice to the end of a month. Bookings made until then remain valid, and so does the commission on them.
What happens if a guest cancels?
The cancellation terms of the booking confirmation apply. If no terms of your own are agreed for your home, the fees run from 25% to 100% of the price, depending on how close to arrival the guest cancels, and they are yours. The commission remains due, but even the lowest cancellation fee covers it, IVA included.
